New build nursery

As part of a building condition survey for a regular client, HPM identified that the existing Nursery building was no longer fit for purpose.

The repair / replace options were considered and it was found to be beyond economical repair.

The opportunity of part Local Authority funding arose. HPM were instructed to make all necessary applications along with preparation of supporting documentation. We were successful in achieving the funding.

The replacement of the building was faced with many challenges. The site was land locked with very poor access. Furthermore the nursery could only be accommodated in alternative rooms for a maximum of six weeks.

Given all the limitations, HPM decided that the only way to deliver the scheme was by the use of off-site construction.

Drawings were prepared in consultation with the end user, and planning permission obtained in the sensitive conservation area. Building Regulations were subsequently approved and following a competitive tendering process, orders placed.

The Nursery closed for its last day and the very next morning the demolition contractor moved in. The asbestos was removed and following issue of the safety certification, the building was demolished and removed from site.

Limited groundworks followed modifying the foundations, services and drains ready to receive the new building.

The building sections arrived on 12 articulated lorries, squeezed into an adjoining car park. These were then craned over the wall into position. Once the shell was assembled, the cedar cladding and windows were added, then the roof was completed.

Inside the water tight shell the fit out was underway, to the high standards that a nursery would require.

The final commissioning was carried out and building certification completed.

In contrast to the old building, which was a 1960’s wooden hut with no insulation and a primitive gas boiler, the new building was highly insulated, double glazed and heated by the latest air source heat pump technology. This provided a green and cost effective solution.

The new building gives a purpose designed, high quality, durable, childcare environment.

Remarkably close coordination, planning and preparation demonstrated by HPM, ensured that the new Nursery was handed back to the users on programme and budget.
